Turn a property idea into a clear project brief

A useful project brief gives everyone the same starting point. Before asking for proposals, write down what you want the property to do better and which decisions are already made.

1. Describe the outcome

State the intended use of the space and the problem you want to solve. Separate essential work from ideas that could be considered later.

2. Record the current conditions

Gather existing plans, relevant photographs and a list of known issues. Identify who can answer questions about the property and coordinate access. Keep private tenant and customer details out of shared documents.

3. Separate the work streams

Construction, heating and cooling, and ongoing property operations can involve different scopes. Ask each provider to explain the work they are proposing, what is included and what another provider must complete first.
